  • What are the advantages to getting Pre-approved?

    Most applicants don’t realize you can get pre-approved even prior to finding a property with us. We have a wide variety of properties constantly coming available, so there is a very good chance we will be able to find you a suitable home during the 60 days your pre-approved application is good for. There are many advantages to getting pre-approved.


    1. You have a better chance at getting a hot property by being a step ahead of others that haven’t submitted an application. The process of getting approved can take can take 5-10 business days, and during that time of your application being processed, other applicants that are already approved could place a hold deposit. If you’re already approved, you have a much greater chance of getting your dream home.


    2. We’ll contact you regarding properties that meet your wish list prior to listing them to the public. Often times we may get a 30 day notice to vacate from current resident.


    3. Most importantly, its good to know where you stand. Many applicants may have negative credit history and think they will be denied. This isn’t always the case, but we will likely set a higher deposit. In any case, it’s good to know ahead of time whether or not you’re approved, and if approved, what security deposit amount you’ll have.

  • How long does it take for my application to be processed?

    7-10 days after receiving the application and all required documentation (paystubs, rental history, etc.). Not submitting proper documentation will delay the process, potentially causing you to miss out on the property you are applying for.

  • How do I secure a property that is for rent?

    Once your application is approved, you can put a hold deposit of 1 full month's rent to take the property off the market. Within 3 weeks of that date, you’ll need to pay the remaining deposit, first full month's rent, and sign the lease. Failure to do so will result in forfeiture of your security deposit and the property going back on the market.

  • Do you accept co-signers?

    We only accept co-signers for students enrolled in college. Proof of enrollment is required and the Co-signer must have good credit and employment.

  • What will happen if I submit fraudulent information, fake paystubs, etc.?

    Any information provided that is meant to deceive or is fraudulent will be reported to the proper authorities. We take this very seriously and will follow through as we see fit. Past attempts have lead to criminal charges, so please do not provide misleading or fraudulent information at anytime.

  • What would automatically cause my application to be denied?

    Fraudulent/misleading info, owing to a previous landlord, recent or history of criminal convictions, recent negative landlord references.

  • What if I have negative credit history, a bankruptcy, or no credit?

    We take a number of things into consideration when reviewing applications. Having no credit is not a problem and isn’t viewed negatively. With negative credit, we look at what type of negative history it is and how recent. Medical and student loans do not hurt your chances like a car repo, bankruptcy, etc. We also weigh heavily on good employment and rental history. Additional security deposit will be required with negative credit history, and at times can lead to the application being denied.

  • What if I have a criminal history?

    With criminal history, we look at the seriousness of the crime, how recent it was, and if there are repeat offenses.

  • How much is the application fee? Is it refundable?

    The application fee is $50 per applicant, which is equal to the fee we are charged to do the credit & criminal background check. Once your application has been submitted, this fee is not refundable. We understand you may pay several application fee’s during your housing search, which is why we choose to not generate income from the application fee and only cover our cost.

  • Who needs to apply for a rental?

    Anyone 18 and over.

  • Are Pets Allowed? If so what are the additional fee’s?

    The decision to allow a pet is ultimately up to the owner of each property. The pet deposit is $200 per pet and is refundable. There is an additional monthly pet rent charge of $25 per pet. This only applies to properties that allow pets. Service pets are accepted but proper documentation is required.

  • How do I know if a property is available?

    If the property is listed on our website, it is an active available listing. However, if you would like to apply, please contact our office and we can let you know if there are any pending applications.

  • How do you verify my income if I am self-employed?

    If you are self-employed you will need to provide the last 6 months of bank statements and the previous two years tax return and Schedule C.

  • How do I view a property?

    Either send us an email inquiry through our website or call our Leasing Department at (219) 844-7007. We will do a quick pre-qualification with you to make sure you qualify for the property you’re inquiring about and can then schedule an appointment. We do receive a high volume of calls/emails and return those calls in the order they are received. To jump to the top of the list, you can apply online to get pre-approved, qualifying you for exclusive contact for upcoming properties before they’re listed.

  • How long is my application good for?

    60 days

  • Can I apply if I am a student?

    Yes, you will need to provide your school schedule for the current or upcoming semester. Also, a co-signer with good credit/employment will be required if you do not qualify on your own.

  • What are the income requirements?

    30% of the households gross monthly income must cover the rent amount. This does not include overtime pay unless guaranteed. If self-employed, adjustments are made to income based on expenses.

  • What if I started a new job and do not have check stubs?

    A letter from your employer on letterhead may act as your proof of income. The letter must include your name, hire date, hourly/salary wage, and number of hours guaranteed each week. This must be written and signed by someone in HR with contact information provided.
